Do you at least get a receipt for the rent you pay? I can't see how he could kick you out for the rent you've paid so you would atleast have that grace period..

Just been reading up on HMO's as well, houses with multiple occupants.. and apparently the only criteria it needs to hit to be classed as a hmo is if
 
- it's atleast 3 storeys high (Nope)
- 5 or more unrelated people live there (There was, not anymore)
- there are 2 or more separate households living together.
 
So is there any course of action as the landlord has broken the law? Contact the local council house? Pointless?

Yeah, let's just ignore the bit about landlords letting property without a proper contract, threatening to evict tenants without following the correct llegal proceedures, not licensing, fitting fire-doors and all the other abuses of the systemn that the landlord is engaged in, eh?

 
 
Ignore then the fact that said tenant has done so until now. If, as one might hope, it is an inspection what is the issue? Place tidy = no eviction. Equally landlord iffy = eviction. Or tenant = only asking now. MT barrack room lawyers to the rescue!!

Ireland - just ring up revenue and tell them your landlord is refusing to give you his PPS number to claim rent relief. They ask for the property address and take it from there.
UK - don't know, but it can't be much different I'd say.

LOL. I've seen a post before where said member was concerned about the digs in the door his dog (one not supposed to have been there) had caused. Another was for filthy house mates. It's all well and very, very good that people wanna help and I'll agree not agreement is as iffy as it sounds. However, if it comes down to it being tidy then get the hoover out.

When I finally left Glos I had to go down and change the locks etc on my old place. At the point of doing so my 'tenant' was 3 months behind and I'd sold the house (he'd been informed from the get go). The filth I literally scraped with a shovel from the floor etc beggered belief. He'd been using a hair relaxing gel for self pleasure and it was everywhere - chairs, walls, carpet and sofa bed. I filled 3 and a half wheelie bins with rubbish from his room alone. Chicken bones and empty beer cans filled one corner and there was ravings on the wall. This wasn't a piss me off exercise so much as the filth he lived in throughout. I could carry on.

Wow. Do you seriously believe that all landlords are fine upstanding people and incapable of the same kind of duplicitous dealings that the rest of the human race are?
 
What about - place tidy but landlord is looking for an excuse to evict as he's been offered more money by new tenants so finds the most trivial of excuses to claim the house is 'untidy'? And since there's no written contract, and a high chance that, since the rent is being paid cash with no receipt the landlord is on the fiddle anyway, it hasnt even crossed your mind that this is a possibility?
 
Clearly all landlords are wonderful upstanding pillars of the community, and all tenants are suspicious characters who should be grovellingly grateful that the glorious loandowner has deigned to allow them to live somewhere (in return for an extremely high % of their take-home wage).

If you pay rent for a room and your mate pays rent for a room and you both share the communal area's then that's definitely a HMO so there's loads of fire regulations it should be meeting.  Do you have locks on your bedroom doors?

ed banger, read the criteria I copied from the hmo website... As it stands, there aren't 5 unrelated people living in the house... There are no communal rooms, shared kitchen and bathroom and there's 5 'bedrooms' all have locks on..
 
House is tidy anyway, just gotta hoover my room and blast everywhere with air fresheners.
 
Land lords daughter showed up this morning unannounced to drop a mattress off to the empty room, which is actually being paid for, just being used as a different address from what I can gather. 
 
I'll update tomorrow after the visit, I sort of want to be there when they come but I also want to go to the gym and don't want to be waiting in all day!

Had landlords tell us they needed to sell the house so served us eviction notice (Missus was pregnant at time). Anyway after months of crap and we moved to a new place they came in did it all up even fixing the back fence that (they were supposed to fix that when we lived there) and then rented it out for higher price.
