well my lender will give me 2 years consent to lease so now its decision time sell I've had it for 5 years put 10% down and selling will only just cover whats owed or keep it and rent. what do you guys think?

Depends on a few factors mate. One answer wouldnt fit everyone's circumstance. If you can afford to keep up the payments by having it rented 99% of the time and any maintenance costs, then if it were me I'd keep it. If it potentially may leave you exposed to due to lack of income/time etc then get rid, the last thing you want is a repo'd property or impaired credit on your file in today's market
